Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you’ll want to learn as much as you can about the newly constructed or existing house before you buy it.
A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation.The Inspection day is often one of the most exciting moments of home buying because it’s likely the first chance you have to go inside the home since you made your offer. A home inspection is designed to reveal any potential problems with a home. Buyers also request inspections in order to make sure that the home they intend to buy is without any major problems.
There are almost always an issue or issues, as no home is perfect. New construction property in some instances will also have an issue or two. The last new construction I closed on, the home inspector uncovered a few items of concern from the buyers.
The home inspector’s report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting) interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components.
Many homes have deferred maintenance issues, such as torn window screens, window seal breaks, exterior maintenance problems. The inspector doesn’t want to leave anything unreported. In some instances the inspector will suggest a buyer seek out a professional contractor such as an Electrician, HVAC Specialist, Roofer ect.... for further evaluation.
When the report is delivered, the buyer and their real estate agent work together to review it and decide if there are any issues in the report that require demands on the seller.
Whether the buyer wants to make an issue of any or all of the issues in the home purchase report is their decision. If there are problems important to the buyer, a document is prepared with requirements for the seller to keep the deal moving along. The buyer may want the seller to make repairs or credit the buyer money to have the repairs done after closing.
